Client / owner's duty

According to the current version of the asbestos directive, builders/owners are obliged to subject fire dampers containing asbestos to an individual assessment. This requires them to have knowledge of the Asbestos content or asbestos-free fire dampers. In the case of old fire dampers, there are generally no recognisable features for the Asbestos content available. In this case, we are able to provide a historical survey based on building documents (cadastre / Test book or similar) or an on-site inspection.

Assessment no longer generalised, but individualised

The previous practice of categorising all asbestos-containing fire dampers in a ventilation system without further consideration is no longer permissible. We inspect and assess every fire damper containing asbestos on site in a two-stage process. After recording the condition of the installed asbestos products and categorising the fire damper into a damage category, the urgency of a fire damper refurbishment is assessed. In addition, a look is taken at any pollutants in the vicinity of the damper (Building pollutants). The individual assessment by the expert serves as the basis for recurring activities on the fire dampers (maintenance work, fire safety inspections, etc.) or forms the planning basis for demolition.

Demolition

Ventilation systems that were commissioned before 1989 are likely to have fire dampers containing asbestos. The aspect of "asbestos removal" often represents an "unexpected" and considerable cost factor when remodelling or demolishing ventilation systems. The VDI guideline "Fire dampers containing asbestos" (VDI 6202 Sheet 3.1) is currently being developed with the involvement of the LGA. The guideline is intended to provide all building owners with a technical basis for dealing with fire dampers containing asbestos. The draft was published as a green print in autumn 2024.
